What a difference a few months can make in Real Estate. With a 4-month gap of NO sales, (our last sale was in November), we then had 5 homes close in March 2019. That trend is not indicative of Palm Shores, it was happening all over Florida, including all of Palm Beach County, both 55+ and All age communities. There were a lot of nervous sellers everywhere, some dropped out of the game, but eventually those who hung on, most were able to get their homes sold.

Pricing in our community has slowly inched up in the market right now.  Why not, our homes here are amazing.
If you look at the CLOSED Sales Chart below you can see back in early 2018 the homes were selling lower.  With a few highs and lows, we were still averaging around the $260-$270 mark, which was a nice welcomed high from the previous year.  Our team just helped 2 of our residents sell their homes on Boatswain at the same time, and brought in some good pricing for our community- $286,500 & $303,50 – great comps now. And we just Closed on a 2 bedroom/1 car garage for $248,900……. Hopefully, the market can sustain that high a little bit longer.

Currently we have 5 homes on the market for sale, and 2 of them are under contract. (see below).

According to the latest housing data released by Florida Realtors®, both the Florida’s housing and the Palm Beach local markets reported more new listings and increased inventory of active listings in February compared to a year ago. On the local level, the median sales price and closed sales on single-family homes both decreased while the county’s supply of homes continued to rise once again to 5.6 months, up from a 5.2-month supply a year earlier.

There is a lot of inventory out there right now, and when that usually happens, the market has a tendency to shift, and we could easily see that shift back into a buyers market in the near future.  I think we’re already seeing this change, with the slower sales rate and a lot of price reductions on local homes for sale.   And, we also have a local 55+ community called Leisureville, in Boynton, and a lot of homes are up for sale right now, which is adding to the local markets inventory.  I can only assume a lot of folks over there are trying to take advantage of the higher pricing because, they are one of the most affordable 55+ Single Family homes in the area.
